Homebuyer Program Overview

Every day, Habitat Charlotte Region partners with hard-working families and individuals like you to build comfortable, high-quality homes with affordable mortgages. If you meet the Homebuyer program’s qualifications and application criteria, you’re only a few steps away from saying “goodbye” to rapidly rising rent and “hello” to a home you own.

Making Affordable Homeownership a Reality

The “traditional” method of buying a house, especially in our growing area, doesn’t work for everyone. For many people in our community, qualifying through a mortgage lender, let alone saving for a down payment, just isn’t a reality. That’s where Habitat Charlotte Region comes in.

Habitat homes are not given away; they’re still purchased with a mortgage, but each mortgage is affordable and homes are built based on the current needs of each family.

How the Program Works

Habitat Charlotte Region’s Homebuyer program begins with an application during one of the quarterly open application cycles.

After completing the application and paying the $50 application fee, the Family Selection team will process applications, which are approved or denied based on specific requirements and qualifications for the program.

If your application is approved, you become a Homeowner-in-Process (HIP). During your time as a HIP, you will be required to perform 250 – 300 HIP Volunteer Hours (total hours based on number of factors) and begin 16 weeks of homeownership-readiness classes with other HIPs in the program.

Requirements & Qualifications

In order to qualify for Habitat Charlotte Region’s Homebuyer program, an applicant must:

  • demonstrate a need for housing
  • demonstrate a history of stable employment and housing
  • have lived or worked in the Charlotte Region for the last 12 months*
  • be willing to participate in 16 weeks of HIP Classes
  • be willing to complete HIP Volunteer Hours
  • meet family income and debt requirements

Applicants must have a minimum annual income of $37,500 and a maximum of 80% of HUD’s Area Median Income guidelines.

*Applicant must be a legal resident of the United States to apply.

After You Apply

Once you’ve submitted your online application to the Family Selection team, they will begin to process your application. Please be patient; your application was submitted along with hundreds of others that also need to be processed. You can expect to hear something from us within 8 of weeks after applying.

If your application, income and credit report meet the Homebuyer program requirements, your application will be moved forward to the second phase of review and you will be contacted by a member of the Family Selection team to request additional documents.

If your application does not meet the program’s requirements, you will be notified with a description of why your application was denied. There is no limit to the number of times you can apply, so be sure to read exactly why your application was denied and begin working to correct the issues prior to re-applying to better your chances of being approved in the future.

About Our Homes

As our area has changed, Habitat Charlotte Region has had to adapt. Due to the lack of affordable land, our home product offerings have expanded. In addition to the “traditional” single-family detached home construction, Habitat Charlotte Region is also now offering brand-new Townhomes and Next Generation Homes (homes purchased, rehabbed and resold as Habitat homes).

As you’re considering applying to be a part of our program, you’ll also need to decide which type of home is right for you and your family. House size will be determined based on Habitat Charlotte Region’s House Size policy.
